The Pisgah National Forest bordering our neighborhood and the Blue Ridge Parkway just minutes north of our community share their beautiful creatures with us from time to time. Nature is also constantly changing and telling her own story—if we stop long enough to listen to her magic.

Finance Committee:
Community Financial Update: The Association remains in a healthy financial position through the first half of 2026. While June ended with a planned operating deficit due to seasonal utility expenses, road work, and legal fees, year-to-date operations remain $137,101 ahead of budget, largely because several major infrastructure projects are scheduled for later this year. The Board continues to monitor assessment collections, legal expenses, and the timing of upcoming capital projects while managing more than $1.3 million in assets, most of which are restricted FEMA grant funds designated for specific recovery projects.
Community Dues Update: As of July 19, the Association has $105,324 in outstanding annual assessments, with approximately two-thirds representing prior-year balances. Most of the outstanding balance is concentrated in a relatively small number of long-standing delinquent accounts.The Board continues to monitor collections and pursue appropriate follow-up to strengthen the Association's financial position.

Utilities Committee:
Wastewater Treatment Plant Relocation: The Utilities Committee continues to move forward with plans to relocate the permanent wastewater treatment facility.
Property Acquisition: Efforts are underway to acquire the necessary properties to support this relocation.
Tap Fee Resolution: A resolution proposing an increase in tap fees—intended to align fees with actual costs incurred—has been submitted to the board.
Legal Review Pending: Before the resolution can proceed, it requires review and approval from the POA's attorney to confirm compliance with the CC&Rs (Covenants, Conditions, and Restrictions).
Vote Timing: The board is scheduled to vote on this resolution at the regular board meeting in August.

Bridges, Culverts, & Roads Committee (BRCC):
🎉 Some milestones deserve a celebration. This was one of them. 🎉
On July 31, our community celebrated the reopening of the main bridge damaged during Hurricane Helene, restoring our primary entrance after 672 days. At this exciting point in time, please remember that the former temporary bridge to our community is permanently closed. To every neighbor who navigated alternate crossings with patience, kindness, and perseverance—thank you. This milestone belongs to all of us.
