LFMC is located in the beautiful North Cove area of Western North Carolina, about 25 minutes north of I-40 and 20 minutes west of downtown Marion.
We’re just minutes from Linville Caverns, Linville Falls, the Blue Ridge Parkway, and the Linville Gorge—placing outdoor adventure and scenic beauty right at your doorstep.

LFMC enjoys four distinct seasons with cooler springs, mild summers, colorful falls, and moderate winters.

While we do receive occasional snow, our location offers easy access to nearby skiing, snow tubing, hiking, and winter recreation areas including Sugar Mountain, Hawksnest, Beech Mountain, and Roan Mountain.

LFMC is a mix of both full-time and part-time residents. Our mountain community includes nearly 60 homes spread across more than 200 acres bordering Pisgah National Forest and the North Fork of the Catawba River.

Some residents live here year-round, while others enjoy their homes seasonally throughout the year. We also have a limited number of vacation rentals available.

Hiking, biking, walking, running, golfing, disc golfing, kayaking, skiing, tubing, gem mining, cavern exploring, and scenic explorations on the parkway or in the country are some of the many wonderful outdoor activities available.

From Marion to Linville Falls, you have many options from Ingles, Food Lion, Dollar General, CVS, and others. There are several fast food restaurants in Marion as well as other restaurants and breweries.  In Linville Falls, Louise’s Famous Rockhouse is a popular spot and the Linville Falls Winery is less than 5 minutes past the Blue Ridge Parkway. No matter where you decide to venture out from our community, you’ll find something just right. And if you’d like to stay in the neighborhood, Birdies is our community gathering place for food, drinks, and games.

We are one of the few mountain communities in our area offering high-speed internet. Most common cell phone services work fine. Some of our residents also use Starlink.

Above all, LFMC is a community where neighbors gather, connect, and look out for one another. The atmosphere here is casual, friendly, laid-back, and deeply connected to nature.

Whether enjoying pizza and drinks at Birdies, gathering at The Catawba River Lodge, walking along the river, or hiking quiet forest trails, there’s a sense of peace and belonging that makes this place feel like home—for both residents and visitors alike.

Spending time with family that includes our favorite four-legged loved ones is the name of the game around here. Given the amount of acreage within our community and along the river running through here and the unlimited number of hiking miles surrounding our community, there is plenty of space for all ages and for your pets.

Our community boasts a variety of accommodations like glamping experiences, cabins, smaller homes, larger homes, and even a lodge offering rooms along the river.

LFMC has a mix of paved and gravel roads. Most homes are easily accessible without four-wheel drive, though visitors may want to check with their rental host regarding specific driveways.

During snow or icy weather, a local crew works quickly to prepare and maintain the roads.

Our POA hosts a quarterly town hall for community members where we have an opportunity to share a cup of coffee, grow our friendships, hear updates, and stay informed. These town halls are followed by a social event featuring food, fun, and fellowship. In addition, many of us gather at Birdies for corn hole, billiards, foosball, food, drinks, and great times together. Having championship disc golf courses in our own neighborhood also provides another outdoor activity for friends and family.

Every season offers something special in the mountains.

Spring brings blooming wildflowers and rhododendrons. Summer is filled with hiking, cookouts, camping, and cool mountain evenings. Fall showcases vibrant foliage and crisp-weather adventures, while winter draws visitors for skiing, snow tubing, cozy fires, and peaceful mountain escapes.

You will see a variety of wildlife. There are deer, turkey, fox, rabbits, skunks, seasonal bears, and on a rare occasion, a bobcat.

No—black bears are generally shy and prefer to avoid people. As with all wildlife, the best approach is to observe from a distance and never feed or approach them.

Residents and visitors should keep garbage secured and avoid leaving food outdoors. If you encounter a mother bear with cubs, simply give them plenty of space and head in the opposite direction.

Yes, we have some wonderful homes for sale.

Amenities at LFMC include underground utilities, community well and sewer services, road maintenance, trash collection, high-speed internet, and over 200 acres of natural mountain beauty to explore and enjoy.

Linville Falls Mountain Club has several lots for sale, ranging from ½ acre to 1 acre +.

While we do not have a list of preferred builders, we would be happy to share builders who have already been through the approval process and have completed homes in our community. 

Yes, you can bring your own builder who is required to apply for approval through our Architectural Review Committee (ARC).
